A private stockbook for property dealers that keeps every listing on the phone and never sends it anywhere.

The challenge

What made this hard

Property dealers keep their stock in a register, a phone gallery and a chat with themselves. They will not put that list in somebody else's cloud, because the list is the business. So the app had to be genuinely useful with no account, no server and no need to trust anyone with the inventory.

The approach

How we tackled it

  • Everything stays on the device. The phone itself holds the records, so the app works with no signal, no login and nothing to sign up for.

  • Updates never wipe data. Each release carries the dealer's existing records forward, which was designed in from the first version rather than patched in after a complaint.

  • Sharing happens through the app dealers already use all day, instead of asking them to change how they work.

  • A backup file the dealer controls, so moving to a new phone or sharing stock with a colleague happens on their terms.

Listings and customers

Property stock with photos, prices and details, matched against what each customer is looking for and what they can spend.

Follow-up reminders

Scheduled reminders with a logged history, so a warm customer does not go cold because a call got forgotten.

One-tap sharing

Send a formatted listing with photos straight into a customer chat, in the shape dealers already send by hand.

Backup, export and import

A portable backup file that spots duplicates, so re-importing the same stock updates the records instead of doubling them.

Outcome

Where it stands today

Estate Book runs entirely on the dealer's own phone, with no account to create and nothing leaving the device. Three rounds of dealer feedback have shipped into it, each one driven by what real users asked for rather than what the plan assumed.
